I may be totally wrong here because no one else has mentioned this, but it sounds to me like you are approaching the house flipping business more like a wholesaler.  As I see it, there are four different aspects to a flip; locating, purchasing, renovating, selling. There are companies and individuals that specialize in all four aspects. As the CEO of the flipping business, you can choose to directly participate in any one of these aspects, none or all. I would first identify my strength and choose that as my initial participation point. You can enter other aspects of the business as you gain familiarity and experience. In short, if you want to get the ball rolling in this business, turn to those that are experienced in finding properties.  Wholesalers. After you find your first deal you can then choose to continue your direct market campaign.  Now might be a bad time to start in the flipping business in OC because of the crazy prices and intense competition. You may have to look to other geographic in order to get started.

What are you going to do when the older units become too expensive to repair and the obsolete floor plans render them unrentable to decent tenants? Value a park ONLY on the lot rental value.

I will defer to Jim and his expertise as an architect.  In my experience as a home builder and insulation contractor, energy effeciency in windows and doors is measured in U value. Building inspectors aren't concerned with R value in windows, only the U value. Without going into a technical lecture, U value and R value measure a different thing. A new wave of residential window has a U value of .15. Better grades of residential windows (but not hi tech) carry a U value of .33. The cheapest grade of Insulted glass carries a U value of .60. Glass blocks have a U value of 1.50. Probably not a significant difference for the op but in a large wall the difference is significant.

The downside of glass block, in exterior walls  is the very, very low insulating value.

Let me get this straight. He has no money or financial management skills (despite the fact that he advises others on their finances) but he posses construction skills. I guess this puts him in the rare group of 5 million in this nation. I know I am being mean here but blunt. He needs to get his life in order first and develop some self discipline before he undertakes this. He needs to take his own advice.

I will probably get shot for this but here goes. I browsed eBay for Goodman ACs and gas furnaces. I know. Looks like a pretty big system runs no more than about $2500. I assume this is just a matter of switching out the new units for the old units. Figure maybe a thousand for labor and that brings it to $3500. Another thousand for profit and overhead and that's $4500. Suppose the eBay price is crazy cheap and the system runs twice that. That brings the total to $7000. The middle quote looks about right to me.
