Let's see, it goes something like this: I was flat busted broke and a 100k in debt and was homeless living under a bridge. One day I was looking at a luxury skyscraper and decided that a rich man must own that and I needed to do the same thing. While shivering in the dark,c old night under the bridge, I developed a plan to make myself rich. For the next six months I put my plan in place while not disturbing my everyday life. if someone  told me to stay away from my own property they would firmly be met with a response that cannot be posted here. What are you trying to hide? You are about to lose your good relationship.

He delivered feedback from 2 of the showings. Prior to our listing appointment, I had verbally given him the square footage of the house. When he was doing his market conparisons, he went with the tax record sqft (1500) He also saw two prior listings from a few years earlier that had approximately the same sqft listed as my what I had told him. He shows up with comps and pricing based upon the 1500 figure. I even get out the tape and measure the house with him and it comes out to 1840. Duh. He asks what I want for it and then finds a company that justifies that price so we list it at that price. To my knowledge, he hasn't even been to the property since it was listed.

I have a bit of an ethical and personal dilemma involving a real estate agent that I have a flip house listed with. First a little background. I have known the agent casually for several years and we go to church together. I have bought some foreclosures through him as well as had him list a few houses. Unfortunately I have felt a bit obligated to him to allow him to list my properties. I seem to forget the unwritten rule of not doing business with family, friends or fellow club members. He is a nice guy, but in spite of having over 20 years experience as a realtor, he seems to lack both knowledge and a high level of ambition. I listed a flip house with him in a neighboring city almost two months ago. He doesn't actively work the area but I figured that would get it into the mls. So far I have been VERY disappointed with the traffic. This area isn't red hot but it also isn't dead. I have had only 3 official showings and no offers. At the time of listing, there were some comps that justified my listing price of 139k. At this point I realize that I need to reduce my price to move this house. I also realize that my realtor is also the wrong man for the job considering his motivation and lack of local contacts. I am debating on getting out of the contract and reducing my price 10k and going FSBO for a while and maybe relishing it with a local agent if that doesn't work. Another option is to list with another agent immediately and lower the price 5k. Right now I don't feel like rewarding an agent a commission that is a result of a 10k hit to my wallet.

30k is quite a bit of repairs. Were these needed repairs not obvious to you when you made the offer or did you hope to use the inspection to further knock down the price. The seller has spoken and they aren't up to playing games. Perhaps they accepted your offer because they knew these repairs were needed.

I have been in construction for 25 years and I am a nit picker. Just the other day I toured a modular home that was almost complete and it was very difficult to distinguish it from a site stick built house. Very few people would ever know the difference. The cost is about the same as a traditionally built home. The overall construction process might be a little quicker but not significantly compared to an efficient on site crew. For my money, I don't see a significant advantage or disadvantage.
