Hey Aaron,

I have been to Murfreesboro once a few years ago to attend a Micheal Burt event. I liked the area and it seems like its a good location to own multi. I'm interested in acquiring a 50+ unit building. I'm locating in Washington State but I've owned income properties out of state in the past.

So it sounds like you are interested in long term buy and hold investments. Is your goal cash flow? Appreciation? 

How do yo intend to find and manage RE outside the area?

How many properties and what types do you ultimately want to own?

I've attended REI meet ups over the past decade in Whatcom County hosted by various groups. There is a group that meets on occasion led by Nathan Conant.

@Jonathan Klemm finding deals is all about knowing what you want and persistently seeking until it's found. The topic of deal finding is massive. Do you have a specific question about deal finding?

In regard to the game since in my opinion capital gains taxes will be higher in the future than they are now I chose to pay the gain

rather than try to defer
