We use foam shutters on our new builds in South Tampa, ($800,000 homes). Trim is stucco but there are many companies that can make nice foam products! Don't rule it out

@Bob B. I gave him 17 Days notice. Florida requires 15 days notice for M2M notice for non renewal. Closing date got pushed back a week and Seller didn't want to disclose the change of ownership.

The other tenant was on a lease until the end of June. This guy was on a month to month so was the easy solution to get into the property quickly and fulfill lenders requirements.

@Bob B. I kicked him out due to purchasing the property as an owner occupant. Lender wanted me in the property asap.

Good News: I just closed on my 1st Duplex! WOOO
Bad News: Kicked out inherited tenant on M2M. Feeling pretty ****** as tenant seems like a good guy, very clean, could only give him a few days over the legal minimum notice for Florida. He seemed more sad about the situation than mad at me.
What I'm asking is is there anyway to help him? Already told him I'd give him his security deposit when he hands me the keys so no wait, offered to give him my realtor's # for assistance. Anything further I can do to make this easier on him? Drove there straight from closing to give him as much notice as possible. Seller didn't want to tell tenants before I closed, understandably.
Writing this out, I think I've got to harden up on this industry ha but he genuinely seemed like a good guy who got caught in the crossfire of ownership changing hands and a short month. Anything else I can do to help or is this just a ****** moment that has to happen?

@Matthew Olszak Thanks for the response. So as a smaller landlord, to get into the home while tenants are away at work/unresponsive with scheduling requests, I would have to meet the technician at the house to let him in correct? Obviously if its a smaller issue I can wait for the tenants to figure out scheduling but if its something semi serious I need to get done that day, do I need to take off work to give access to this guy?
Just curious as I'm closing on my first duplex next week. Do you swing by the property earlier and just drop a lockbox on the door for the technician?

Had a quick question on this topic. If I'm investing while working a full time job, and I would assume my tenants would be working M-F as well, who is accompanying these repair men?
Are your tenants OK with strangers going into their homes unsupervised? Do you have to work out a schedule with the tenant being home? Would think that can get sticky sometimes as tenants have jobs too and yet, repairs need to be made asap.

@Seth Borman What do you mean they don't mix air all that well? Each side is only 1000 sq ft so was going to put one in each bedroom and one for other living space. Would think that would be enough but is still $3-4k for material alone, not including install.
Seems like you are for the ductless?

Closing on a duplex in a few weeks and have been mulling over the idea of replacing the existing window units with Ductless mini splits. After doing some research on the forums, seems some ppl still prefer central if there is room for the vents, which I do have. There isn't even any blow in the attic..
Wanted to get some updated opinions from BP on this debate. The duplex currently rents around $900/per side and is a 2/1 on each side. Plan on a long term buy and hold.
Is there one that would put more holes in the walls? Walls are plaster and seem to be a pain to patch.
One that would be better for long term? i.e. less maintenance?
