I agree. I think this is an excellent way to get started in RE. During the leasing period, do your due diligence. Meet PMs in your area that can take care of your investment once you move away.

I've found it hard to make those lower price point properties cash flow with the 1% rule due to allocations for maintenance, CapEx, vacancy, etc.

It's all about protecting your investment and yourself. You did the right thing. Alternatively, you maybe could have negotiated a cash-for-keys situation before closing so you could have purchased the property vacant. Of course, everyone would have had to be on board with this option.
