Hi Justin, I have used title lines in Peapack. They may be a bit too far for you but they did the job in a timely fashion. I don't have their number on me but they can be found with a Google search.

@Tristian Cox, You should have a large emergency fund regardless of it being in a flood zone or not.
Also, there are battery backup systems for the sump pumps. They are plugged in at all times to maintain charge, and automatically switch to battery power when the power goes out. The only down side is if your power is out for a long time the battery may go dead. I'm not sure how long that is, perhaps somebody can chime in on that.
@Suhail Shakir, I was going to do something similar to this but was advised against it. If the two LLCs have the same members, or just yourself, then there is no benefit to hiring one for the other. Liability or tax wise. Consult your accountant or legal professional before wasting time and money forming the second LLC.
I've been known to be wrong (quite often) so this is only my experience.

I would try to reach out to the owner and find out why it's in pre foreclosure. Try to present ways to provide a solution to the problem. Some banks tack on so many late payments and fees, it's difficult to make it work. Not impossible, but difficult. Also, if the property is over leveraged it may not make sense.
Welcome to the site @Donald Dienst, it sounds like you have a good start already. I would recommend attend the many local REIA's and start networking like crazy. If you upgrade your BP account you can search for local members and connect that way.
