@Vincent House I suggest you start with your Local REIA & I started with Bird Dogging first both helped me step out of my comfort zone & also taught me things I didn't know or realize. So I say start there.

I was born & raised in Detroit I relocated 9yrs. ago to South Carolina I will admit that some of Detroit is rough but you have to go and take a look for yourself at the house & the area & check with neighbors and also check with Section 8. You have some really decent families that are looking for good homes to rent. Please don't judge a book by its cover & please check it out for yourself before you take others word on what it is.
Always A Blessing,
Tanya

@Duriel Taylor Also look up your local REIA Group real estate investment association, it is great networking & a great place to meet like minded people who don't mind sharing their experiences & helping you find buyers & great deals. My advice since you are new start with bird dogging which is the 1st step in being an RE investor it helps get you to wholesaling quickly you learn a lot. Well I did & now in the process of taking my business to the next level, wholesaling. Best wishes in your endeavors!!!
Always A Blessing,
Tanya

I agree with @Omid A. get it under contract fast make sure you have an escape clause at bottom of contract so that way if you decide you don't want it you can back out, but get it under contract then go back to your due diligence. Don't want someone else to contract before you....
Best to you & your endeavors
