BP is full of great advice, as you have already seen here. I would also highly recommend you read Michael Zuber's blogs, REI with a full time job. He hits on pretty much all your questions.

For me its "The Art of the Spreadsheet"! I'm a bean counter so I tend to speak in numbers on a piece of paper. I like the analysis and then getting the actual execution of the investment to meet or exceed budget.

Better wait for an expert to confirm or deny but if you actively participate in a business then you'll pay SE taxes. Your rentals will be reported as investments I believe.
The only other way I can think of not paying the SE tax is to not make a profit!

Yes, she has decent income and some cash reserve. I agree that this shouldn't be a deal breaker for a lease. Bill's comments on owner financing does make sense.

I thought about that but this property is around $550K in value and I want to go down in value per property that I reinvest in, which wouldn't be a good match for her.
