I would very much appreciate any feedback on this deal, the property has potential for more units and I am hiring a firm to do a quick study to determine scope of this.  Here are the details:

Purchase 1.5 mil for 26 units

25- 2/1 units rent for 725-775

1- 1/1 unit rent 600

I have a 26 unit property under contract in Lakewood WA and need some someone who can double check my analysis. Can anyone recommend someone that I can hire to do this? I have all of the financials and I have an analysis built but I am looking for someone more experienced to verify the math. I am wanting to pay for this service and time is of the essence.

I have about 3 million equity on a 10 million portfolio. All my properties are fully rehabbed and 100% occupancy. I really feel I'm ready to take this step but I need a mentor.....

I am looking for some advice form experienced developers. I have a parcel in Lakewood Wa that currently has 4 duplexes on it but it is large and I think I might be able to squeeze more duplexes or 4-plexes on it. Does anyone know of any companies out there that will study this option for me and recommend best use of the additional area?

Tacoma is a wonderful little city that will be a real jewel in the near future. Crime trends are consistently and rapidly falling and we are seeing a strong revival in several areas. I have a dozen properties here and they are among my favorite.

I just got a 26 Unit property under contract with and 8% cap rate and an upside potential to create a 11cap, there is also the opportunity to put another similar building on this parcel. I am looking for advice on how to find an investor or partner to bring in the down payment. I have the financing in place but I don't have the 300k down. I am an experienced investor with 70 doors but a neophyte to properties this size. I am looking for advice on the following:

  • How I might structure such a partnership?
  • How to locate such a partner?
  • Other creative ideas to take this deal down without the down payment.

Any advice would be greatly appreciated!

The most common mistake made by investors is the "emotional decision". This Buisness is about math. Build a successful Buisness by the math and the math alone. The better you get at this, and become successful, the more capable you will be to reach down to those looking for a hand up.
