While I use Rentometer as a base there is no exact science. I use the counsel and recommendations of my property management company but in the end I decide what it is that I think fits my overall investment strategy. I typically design the level of rehab with my end income goal in mind. I have found that a good property management company has there pulse on the shift in rent markets and by using their input I can stay ahead of the curve. I never do fridges but always do SS appliances because they cost about the same as white from my supplier. We do not include a fridge for 4 reasons:

  1. makes the kitchen look bigger without.
  2. I save 1k, (after hundreds of flips this adds up.
  3. The buyer typically will want a nicer or at least different fridge than I would choose.
  4. this is an opportunity for negotiation at time of sale. I get the fridges at a discount so can make what appears to be a big concession but is relatively affordable.

I pick up deals every week in Tacoma because I Have a network of smart agents with hustle. Dont let anyone tell you there are no deals, partner with people that find the deals!

Absolutely use an auction group. If you connect with Vestus in foreclosure group in Pierce and build a relationship with Kevin, Warren or Eugene then you get to take advantage of the occasional home run that slips by everyone else and get consistent data for the rest of the deals. I have done over 100 purchases through them and am grateful for their guidance and gladly at the commission. The value is many Tiered. Let me know if you need an intro
