The Best way to find a property management company is by asking other investors for recommendations. Certainly it would not hurt to call posing as a renter but I prefer the direct path. I am a firm believer in that everything you do as an investor you should first and foremost make sure that you are working inside trusted relationships. Take advantage of other people's knowledge in relationships when ever you can. I use integrity property management and I have 70 doors.

@Josh Obregon I think the best way to connect with the different auctions are thru the Vestus Foreclosure Group. they meet weekly and go over everything coming up for sale and have their finger on the pulse of the auction system. you can Call Kevin Still  and he will hook you up. Wealth of knowledge and relationships available here

I bought a two bed one bath each side in Bremerton at the auction Friday for 145. There are renters in ther now that pay 700 each. I would like to get 900 once I do new paint! Floors, etc. do you think this Sis possible for this area?

Thank you everyone! @Matt J., yes I'm wanting to do the build myself. I bought a fire damaged home Friday at the auction and I thought maybe tear it down and build a duplex. What are you working with?

Ok now I know this sounds crazy but I have soured this site to find where old messages are stored. once I read a message from someone it falls out of my notifications and then for the life of me I cannot find where these messages are stored! can someone please guide me to old messages? just to be clear, someone sent me a message yesterday and now that I have read it I cant go back and find it. Grrrr

As to weather, we are in Washington state and we let nothing stop us from working. Good planning and organizing can work around inclement weather.

It takes a while to build a relationship with a contractor that truly has your best interest in mind as well as his own. For me I work with many return investors, I'm doing 4 houses for one investor right now and 3 for another, but I do not just take on any client. I have to know that the client wants me to profit also. I believe I am a rare type of contractor that looks to build the relationship for return and ongoing revenue stream rather than hit and run and take as much as I can on any deal. Contractors are a many varied and diverse creature and you need to be diligent and thorough in your search for the one that fits with your plans and goals. Good luck!

I have 14 financed duplexes all owned by various llc's. Look for different lenders and don't let anyone tell you it can't be done just because they can't do it. The possibilities are endless and there is so much money out there right now lenders are struggling to place it and meet their investor demands.
