Hi Kayla, we all learn the same way and that is to beat the streets. Call as many lenders as you can and meet with a diverse set. The rules change from house to house and ultimately it is a relationship you need. Good luck!

Integrity Property Management. They manage 70 doors for me and I'm at 100% occupancy, I'm very satisfied after trying a couple other companies that did not work out

I would disagree strongly. Eastside funding is a far better company with owners who have exemplary character. I have personally done over 300 deals with them and was lucky to have them on my side when things went south multiple times.

yes it's a Brrrr strategy using hard money lenders to fund the whole deal. The spread the purchase spread cannot define the deal accurately enough to see if it fits the model, all of the variables need to be factored in order to measure it. I can share a simple calculator that I use that evaluates across several contingency options and ca be filled in in less than 10 seconds if you know your math. Sometimes they are at listing price sometimes they are not. The magic is in the creative vision for the properties optimum potential and then value engineering a path towards accomplishing it.

The simple version is I look for distressed properties that I can add value by rehabilitating, raising rents and then refinance to get my total investment out at 80% of value or less. I have some calculators I have built to analyze the deals and it is surprising how many there are out there. I have picked up about 70 doors over the last couple of years with no money out of pocket with this formula. The key is to hustle, look at a lot of deals, stay true to the math and act quick. I have worked hard to build a relationship of agents that know I will close a deal if they find it.
