I close a couple properties a month in Olympia and Tacoma. I buy distressed properties, rehab them and put renters in them. I then refi them at up to 75% of value and establish a permanent income property. i never put any of my own money into these deals. The trick is to have agents that hustle and give them accurate tools for analysis. I have simple calculators that i use and if my total expenditures including rehab are 75% of the end value or less I do the deal. i have over 70 doors now all under this formula. You can make this work in any neighborhood. A neighborhood that is realizing an increase in values or increase in rents is just a bonus, frosting if you will, and not part of the formula. All of Tacoma, north south and east have properties that work. Everyone has their own program and strategy, this is mine and it works!

I have done it successfully several times. Creating a template design would be difficult unless the base structures were always the same. The design part is not difficult or expensive.

@Mike Dymski thanks Mike! I have worked real hard to build a reputation as a closer and people know that if I am on a deal I will not balk at issues. I'm a problem overcomer and I power thru. I well know the value of this but of course it is with the smaller properties.

is it unethical to offer a large finders fee to agents for locating these properties?

Hello all! I am from WA State and am a seasoned investor in small multifamily and SF properties. I currently have about 50 doors to include 12 duplexes, two 8-plexes and some single families. I really want to start investing in some larger apartment buildings but I do not have the knowledge and relationships needed to move forward. I have hustle and resources but lack knowhow! Does anyone have any recommendations on how and where I can gain the knowledge and relationships needed to begin to pick up some apartment complexes?
