Hey everyone!

I just picked up a property that has a garage that was converted to a bedroom for rent - tiled floors with drywall on all 4 sides. My concern is Is it difficult to reconvert a garage back to a garage and about how much would it cost, approximately? I don't think it's going to be that difficult or expensive so locked it up under contract first before probing at this. The rest of the house is all cosmetic. We picked it up for 91k and ARV is 175k.

Ben - what you said about talking to sellers is right. i'll be honest and say that i got about 20 calls and only 1 appt. i need to work on my conversion skills over the phone. its much different talking to these sellers as a buyer than an agent (what i'm used to from the past).

good advice here everyone - i'll definitely lease it out before listing!

Under contract w/ a duplex for 33k, ARV is 70k ( 2 closed sales very similar @ end of April, leased). Light rehab needed, less than 10k. Would you lease it first to sell it w/ the income stream or sell it vacant and why?

Hey - thanks Rob! Is there a way to formulate the roof square footage with the house sqft with or without the constant of a 1 story or a 2?

hey guys,

i've never had to replace a roof before and came by a deal that is pretty good. Needs minor cosmetics + a new roof. the house is about 1700 sqft built in 1980. I'm assuming this may be enough info to give a est. as to how much a new roof would cost?

This would be a flip so just a comp shingle is what i'm looking for. I wanted to get a feel of pricing on it here first and if it is even close to making sense, I'd call out a roofing company to meet me @ the house.

Hey everyone,

The flood happening with the Mississippi River is making me even more cautious about flood levels of the properties I buy. What is the best way for me to go about finding out if the level is low, med or high and/or if it'll require flood insurance? Also, how do you personally determine if you'd buy it or not depending on the flood risks?
