@Olivia Umoren, first let me congratulate you on taking the step towards recognizing that RE is a GR8 investment if done wisely.  Full disclosure:  I am fairly new myself so the folks above my post here it would appear have given you some solid advice, I couldn't agree more with @Stephen Akindona, it comes down to what works for you.   But also @Linda S. makes an extremely good point, in the mean time, stay extremely engaged in surrounding yourself with like minded REI individuals as this will continually remind you and motivate you to stay accountable to your WHY you are doing this. So regardless of what strategy or niche, jump in now, save and get in later, just stay the course and give a lot of thought as to what you want out of this and if you want it bad enough trust me you will find a way to make it work. Best of luck to you and keep us posted as to your progress. Here is to wishing you success in your 2018 REI ventures!

@Steve Vaughan, you would think with all the "FAN FARE" that you are getting, you're getting ready to leave us Steve-O!  If that were the case it would be a monumental lose to the BP family, as our colleagues have already so eloquently stated you are a HUGE asset to all of us on here Steve (#GIVE STEVE A PODCAST)!  You better get more techno savvy Steve (by the way, I am not asking! lol) cause this Podcast would be one you wouldn't won't to deprive us of!!!!!!!! 

What can I saw, your post are so well thought out and on point with a GR8 deal of wealth of information for new and old alike to learn from!  I think you were the one that recognized me as being an Eastern Washington guy much like yourself and felt honored that you of all people took a moment to even stop and share  your wealth of knowledge on some of my post.

I know that you state you aren't and will not be a mentor to folks.  Well, Steve, I have to strongly disagree with you there.  Whether you like it or not or know it or not you are a Mentor to MANY of us on here at BP and we all are truly grateful.

So CONGRATS Steve what an incredible accomplishment 5K, look at how many people's lives you have touched. I am just thankful that I have been one of them. Keep it up and I will be looking forward the many more!! Thanks personally for helping me to keep my chin up throughout my REI struggles. Here's to you brother!

@Tyler C., our BP colleagues have pretty much covered most if not all ways to make a situation work.  However, as many above me in this post have already said in their own ways, it ultimately comes down to how bad do you want it! 

Nobody can do it for you and your why is different then mine and all of colleagues as well.  But I do know one thing, if you want it bad enough and you aren't scared to put in the work (and make no mistake it is A LOT of it) then you will ultimately prevail.  Persistence is the key to success over time.  Success is always just one day away it is just how many failures you have had and continually got up from to see it tomorrow!

I have absolutely no doubt that there are many many more out there than just me that you have help to motivate through leading by example. I absolutely love your story and the level of work and dedication and sacrifice that you endured to get you to your current place in RE. @Joe Splitrock, WOW, Mr. Cardone has been quite the frequent name in this forum.  He once again is most certainly a infectious as well as commanding personality.  I guess I better get to listening to his newest (#250) podcast, sounds as if I am missing out! @Michael C. Trippi, I liked Chris's BP podcast (#197) his show was in my top 5 in inspirational. Highly recommended podcast. It sounds as if he has since grown in his business and offer's what sounds like a turn-key opportunity for folks looking to get into 2 % rule deals. Good recommendation Michael do appreciate you stopping by with your input! Hope you have a GR8 year in your REI ventures!
