Post: Redoing a 100 yr old wood banister ???

Hi all.

I am buying a SFH to flip shortly. It was built in 1910 so everything is very old.

In addition to redoing the hard wood floors and other items the bannister itself needs to be refinished.

Today a friend suggested that I don't sand the whole thing down but rather apply a finish to the wood. He didn't know what finish to apply but said there is one out there that does a good job.

Thoughts on this. Do I need to sand or is there a miracle product out there that will save me a ton of time? If so what is it called?

Thanks guys. Bill I would buy my own used mobiles and move them as I could afford it plus rent to people with their own homes.

I am looking at a mobile home park. They are asking $550,000 for it and there are fourteen spots that bring in $250.00 each so a total of $3500.00. There is also a house and a large shop. The house may need some sewer work but it would rent for $600.00. I am wondering if this is a good deal or not.

I would keep the shop for my own use so there wouldn't be any income there.

There arent any mobile homes included in this sale.

You should also know that there are a total of forty four spots but only fourteen are rented. I dont know what kind of sewer work the other spots would need to rent them

So I was thinking about starting a Real estate management company to go along with my current rentals.. I have zero experience in this area other than managing my own rentals. I am open to any and all thoughts on this subject.. Are there any professional managers on the forum? If so can you fill me in on the in's and outs of the business.

Hi there...

I am purchasing a home on contract and the terms are as follows. 3.5 percent interest rate, balloon in four years with a principal amount of 27,000. So my PI payment is only 130.00 per month. The seller wants me to pay $ 350.00 per month so I am in search of a good calculator to keep track of all the payments. Plus in a few months I am going to pay a thousand per month.

Any suggestions?

I went ahead and hired an Atty to write it up for $ 300.00
