I agree with a lot of what @Luke Carl has said.

We personally only buy our vacation rentals in areas that have year-round travel. We want to make sure there is always something going to keep occupancy rates high. What's awesome is just by following this model, when we go to those locations for travel, we can't even stay in our own place because it's usually booked!

It's such a great way to scale. It definitely takes some times on the front end--getting the right cleaner, loading up on supplies and having a steady supply of them (you will go through lots of towels), etc. But personally, we have fell in love with the STR route and hope to keep scaling up.

@Luke Carl, I have been thinking about getting a virtual assistant as we scale. What have you used? What has been the cost?

Also, sadly, "Deal" can be a loaded word--> What type of investing are you looking to get into?

Awesome, with that in mind what I would do if I was in your situation is have the property that is going to be paid off in 8.5 years keep its course. Just let it do it's thing and in 8.5 years you will have a paid off property in Kearny Mesa.

For the second property, I would use that for my launch pad in the career in investing. $210k is an AWESOME start. I would sit down with the wife and come up with if you had $210k in your bank account today, and not in that property, what would you do with it?

Multifamily?

Invest out of state?

Partner on Deals?

Short Term Rentals?

What has been appealing to you guys if your start a career in investing? Has anything perked your interest?

The only problem I've seen with the "Bigger" companies manage your Airbnb rentals is they tend to wayyyyy undercut your profits. It's almost similar to Airbnb's "Smart Pricing" feature which, if you look at their rates, extremely cuts down the going rate.

I encourage looking for a Superhost to co-host or manage it yourself. It's great though, Airbnb is awesome.
