@Dan Jensen I really appreciate you taking the time to respond with that much insight!! I used to listen to Dave's podcast quite a bit and I read his total money makeover so I agree an emergency fund is a good start and the LOC is also interesting to look into. THANK YOU!!!
@Michael Ehmann Yes this will be my first investment purchase.
@Cody Evans It all depends on your Ad objective. If you want to get a client to become aware of your business with a Reach Campaign that is directed to a website then in that instance, it makes sense. From @Greg Hamer funnel though, it sounded like he was trying to convert the lead with a hard sell.
@Greg Hamer Your marketing plan looks great except for one thing. I wouldn't suggest a webpage I would go with a landing page. I run Facebook Ad's and landing pages are meant to generate leads and a webpage is meant to explore. Good resources is Instapages or ClickFunnels

Hey Everyone!
I'm getting excited about 2018 and planning my goals for the year to come. I'm looking to move out of Jersey City and purchase a Duplex in Westchester, NY. I'm shooting to qualify for an FHA 203K loan depending on what I can find. I understand how much I need to save for the down payment, closing costs and such. My question is how much should I save for the unexpected issues with buying my first property?

I'm not a wholesaler by nature but want to help out a friend. The property is close to where I grew up in Delaware County, NY. It's a very rural area but fairly close to a State College in NY ( SUNY Delhi).
What are some of the best marketing tactics for a property in a rural area to find a flipper or investor?
