Columbus, Ohio. Realtor.com recently ranked Columbus as America’s fourth-hottest housing market based on the number of hits each listing receives and time on the market. Columbus is also the 14th largest city in the country, and the only large northern city to grow by more than 10% from 2010 to 2017. 

According to Zillow, home values in Columbus have increased sharply since 2013, rising by 9.2% over the past year alone. Over the next year, Zillow predicts an additional 7% increase.

From 2010 to 2016 per capita income growth (not adjusted for inflation) in the Columbus metro area was 25% versus 21% in Cincinnati, 21% in Cleveland, and 22% in the United States as a whole.

I help a lot of investor build rental portfolios here in Columbus Ohio 2-4 family rentals and a few commercial 5+ unit rentals buy and hold. I am an investor myself building a portfolio for my family and am always available to be of service.

50/50 split - does not matter how many people per side. We have satisfied tenants who appreciate the home we provide for their families.

I’m speaking through my own experience. If the tenant will not agree to the updated terms of the lease and will not pay the water. It’s time for at new tenant. 

I’ve closed on eight duplexes in the past month here in Columbus Ohio. I’m here to be of service if you want to grab a cup of joe and discuss your goals.

In my experience most of the time here in Columbus Ohio there is one main water line and one meter at the duplex. The first thing I suggest to clients is to deliver a 30 day notice that the water will be billed 50/50 each quarter. This creates shared fate and each side watches their water consumption closely because they are both paying for it.
