We have to get above 1% to be worth investing the money. Over 2% can be difficult to find here in Columbus Ohio if you're saving enough for vacancy, capX, repairs/maintenance & property management. Most of what we are closing is 1.25 to 1.75 lately. Glad our paths crossed on BP!

Partner up with other like-minded individuals and take down 100+ units that are all in the one complex. That way cost segregation gives you the maximum tax advantages. Jump on a deal or two as a limited partner then as you grow syndicate a deal as a general partner.
