We have to get above 1% to be worth investing the money. Over 2% can be difficult to find here in Columbus Ohio if you're saving enough for vacancy, capX, repairs/maintenance & property management. Most of what we are closing is 1.25 to 1.75 lately. Glad our paths crossed on BP!

I'm an investor focused agent here in Columbus Ohio. Most properties that meet your 4 unit criteria are "curb offers only" here in Central Ohio. Partner up with other like-minded individuals and take down 100+ units that are all in the one complex. That way cost segregation gives you the maximum tax advantages. Jump on a deal or two as a limited partner then as you grow syndicate a deal as a general partner.
