I would very much like to work the Wealth Generation potential of a given investment at my next investor pitch. I want to be able to work the term WCAP in, and really have it stick. What are some of your best home-run pitch swings?

Thank you guys, this is really great feedback. I have taken your advice to heart and issued a notice to this particular tenant. It is really quite liberating! I am relieved to move on to another tenant at last, and will reconsider my screening process.

Just came across these alternative method funding guys. Pretty great name if you ask me, WCAP, Weathl Creation and preservation. I am surprised that this has not become a mainstream term in any business sector. What do you think Biggerpockets community? Can we make this jargon soar?

There are so many methods of funding an investment from the get go, what are some of the more alternative set-ups  & forms you have used or seen used in the past? Whether to great success or abysmal failure? 

I am a big fan of seed capital (For obvious reasons) through conventional financing, but as an established investor, I have that luxury. What about methods for those who have issues getting funding?

In regards to Mobile home rentals, what standard of living, cleanliness, etc. needs to be kept to legally rent these units out? Are these vehicles looked at the same way as your standard rental car, or do they have unique, accommodation-type requirements to fulfill?

I have had tenants tell me all manner of stories to explain why they were late with the rent. 

Sometimes, my empathetic side comes forward and gives them a free pass. I know that I must surely have been hoodwinked before with a false tale. How far should a landlord go to find the truth? Should we care, or should we just issue the notice?
