What general insurances are legally required for rental properties, aside from niche insurance products for specific areas?

After finishing up 18 holes with my mate, we discussed at length the viability of golf courses as an investment. It seems to me that the large usage of land with very little return is a terrible investment in general. Am I unaware of some investor benefit, or synergistic quality? I suppose you would need to own the surrounding land to truly benefit from new builds surrounding the course. What do you think?

Hello NY Biggerpockets community. I have been renting out space in New York for quite a few years now, however I am seeing the need to hire on a property management company for a new venture. Any suggestions for reputable PMs that may not get the good publicity they deserve?

I recently had a conversation with an old mate of mine, who told me that Venture Capital is much smarter with debt than equity. I am inclined to agree with him, however I feel that the added benefits to a first time investor of an experienced shareholder with interests in the company often far surpass the cost of giving away equity. What are your thoughts biggerpockets? Capital Debt, or Company Equity to VCs?

I have a large sum of seed capital from REI available for further investments. What percentage of my seed should I utilize on startups, compared to reinvestment into real estate? I would like to diversify, and I hear tell of startup unicorns(?), that have proven to be very lucrative investments in today's market.

I had an investment in New Zealand that was subdivided in about 20 working days, which seemed fair. Do you have any anecdotal examples of how long it takes there for land to clear the titles office?

I have been on vacation to Fiji many times, and was quite curious about the real estate markets there. It's unfortunate that they have had some political instability the past three decades, as that certainly diminishes investor confidence. As I understand it, tourism is one of Fiji's largest industries, and there is no shortage of resorts as far as I can tell. What niche of the market were you planning on working in while you're there?

It may in fact be a more important question to ask what percentage of the project can you cover with just your seed capital before you need to acquire more capital to complete. Ideally, I suppose if it were a new construction, you would need to progress your project to a mature enough stage you can qualify for further financing with a financial institution.

We certainly did not accrue the capital we needed, but it taught us an important lesson about VCs and Partners: If you are truly prepared to stand behind an awful idea, you should also be fully prepared to fund it yourself!

@Mike Reynolds I think your sales process is quite innovative! What scale would you roll out on in terms of acreage and location? I was thinking about starting a suburb of sorts, Take a property development of 50 acres, subdivide into quarters and expand as it go's.
