US Tax law is based on citizenship, not residency, you face the risk of double taxation if your foreign country of choice does not operate a double taxation treaty with the US. Does anyone have further experience with this? Have you ever been bit for tax owed by a sale in a foreign country to the US?

I am hearing a lot about using credit financing for new investments in the event your credit score isn't shining. I am interested in the concept, but am hesitant to go further with this, as the risks seem quite high. Does anyone here have the skinny on Credit card financing for real estate?

I have spoken to a member of biggerpockets who lives in Fiji, and was intrigued about what vacation properties exist there. My quick googling brought to my attention the number of political coups that have occurred in the area. I don't see any real threat to investors for vacation homes, but would you have reservations about investing in this sort of political climate?

I have seen that when the migrant population of a city goes up, often the average home price follows. I have in the past been offered asking price with no negotiations necessary from China based investors. Is this behavior good for a city's real estate market? Is it good for society in the city? When the minimum cost to buy a home skyrockets, surely this ruins the market for young couples and families. What do you think?
