When I first began real estate investment more than 40 years ago, it was a much more accommodating industry. I self-raised my first bought of seed capital!

It surely can be done more affordably, but as with all things, you get what you pay for. When you reduce the money on materials and pay the minimum on wages, you will find tools disappear, materials will arrive late and in poor condition, likely not to the spec of the order. I have seen these developments done on a budget, and they usually feel like it!

I have spent quite a lot of time in the South Pacific, and would agree with @Bruce Lynn, Hurricane proof buildings and tropical conditions are a huge concern with construction. That said, there is a real need for affordable housing, but perhaps something more like low-cost & robust stationary housing?

Quite a question! Do you put your investment at risk by allowing illicit funds to back it? Or do you lose the investment and potentially put a smear on your reputation by reporting them to the authorities? I would play this one above the belt, report it to the relevant investment and securities commission.

When a bank goes bankrupt, we are left relying on FDICs for our savings, but what about your loans and mortgages? Does anyone here on Biggerpockets have experience with being left out in the cold on your bank loan with a bank that has gone bust?

Sounds counter intuitive, but how can you keep your seed capital requirements low through efficiency improvement/scale? What do you feel is the best way to keep your construction or remodeling costs down when you are not personally involved in the experience yourself?

When considering International accounts and taxes on incomes in several countries, how do you proceed? Do you use 1 accountant who specializes in international services, or do you use a separate accountant for each country?

I am about to formally retire, but I would like to buy land and build a nice new simple home somewhere warm. Any ideas? Where is affordable for new builds with quality builders?

Could someone explain to me the terms of Freehold land? I am quite interested as I hear the land is tax free. This is a British construct, yes? It seems to me a great use for seed capital, as you're freed up to begin construction worry free, am I wrong in thinking this?
