pocket lisings are very common in cre. most brokers shop to their buyers before the property even hits the market to double end it. then they upload to costar & loopnet.

a map of your county might be the best bet. you can also ask around and see if your local association of realtors has an "area map" as they're a lot more detailed. mine folds up nicely too so it doesn't take up much space at all.

Exactly what I mean. Every investor is different and every market is different. To each is their own. Here in SoCal, investors are happy with a 6-8% return. They'll spend 600k to make 45k. It's crazy

It should really driven by your target ROI. What return do you want to make on your money? 10%, 20%, 30%? If you're all-in capital is 110k (including holding & selling costs), and you want to make 20% return (22k profit in this case), your ARV should be at least 132k. If you're not hitting your goal, then you need to adjust your offer price until it makes sense financially.

if you don't want to do all of the work that comes along with a listing, co-list the property with a hungry agent who can't get listings and take half of the commission. It's a win-win for both of you

call local agents who have sold rental properties recently. ask investors at local REIA or meetups.
