@Joseph Ball Can you lay out the process of wholesaling a house step by step just so we can get a better understanding because I do believe what you say but would like to know line for line how it goes from someone experienced. 

Tell us some of the things we haven't heard and what your experience has taught you, it would be greatly appreciated!

@Rick H. I'm in the beginning stage of RE investing. If I were to get A lead on a probate deal, who do you think I should contact on my team first besides my attorney?

@Joshlee Ulysse Check the courthouse for local absentee owners and as for building a buyer's list, just get a good deal under contract and market it properly then the buyer's will come to you. Take down their info, create your list!- Hope this helped, Good Luck!

@Andrew Carter I currently have someone trying to sell a vacant lot as well, but at the moment he is not motivated enough. He says he was trying to get a loan to develop the property but they won't qualify him b/c he is a contractor for TWC and his taxes are set up differently. On the other hand, I am in the process of getting bandit signs and sending out yellow letters/ postcards also trying to get me a company logo and website up and running. Any advice?

@JPaul Mills I drive for dollars but I haven't located any properties that are obviously vacant yet. I am about to start making some cold calls to FSBO's that I see but I've never mailed a yellow letter or postcard yet.

@JPaul Mills Yes, and when you find out the owner's name and the assessed value of the property how do you locate the owners if it is vacant?

Hey I'm putting together my marketing plan and I wanted to know if there was anyone who knew of a great place or site to get bandit signs? Also I was looking at postcards as my next option, any suggestions?

@Account Closed Most people focus on trying to find deals that make sense first then the cash buyers come to you when you market them properly!
