@Cass R. Smith Thanks for the motivation. I'm in that learning phase as well but like you've said and I've noticed from past experience, the best learning comes from getting out in the field and doing it! I look forward to hearing about your end results. But how did you find the motivated sellers?

Is it a good decision to buy local metro properties that the city is trying to get rid of. I have found out how to purchase and received a list of available structures in my area.
Also are there any kind of tax write off's for buying these?
What are some pro's and con's?

@Bruce M. It does make sense to put up a sign during renovation, as you said it would spread the word about your company, especially if you are in your particular area that you focus on investing in. It is not mandatory, it is strictly up to you. Good Advertising though!

I'm looking for investor- friendly RE Agents to help me get info on areas, value, comps Etc. in exchange for some leads that I have who are not selling as low as I'd like. I caused some confusion with my last post. I also am looking for multi family properties.

Just to clear things up! I am looking for investor friendly agents to research info for me in exchange for some leads that I am getting who are not motivated enough to wholesale but do have some good deals worth checking out. Not trying to get access to mls myself I know that would get you in trouble. Sorry again for any confusion.

Well that makes sense lol, Thank You @Mary B. I'm just up late nights and early mornings and all day trying to find my first deal. I drive around looking for FSBO's and I'm just doing all the work I know to do to get this done. I have gotten a few leads but no deals yet. It will happen soon though I'm learning something new every day!
