@Wale Meshioye If they owe more than the property is worth then walk away, it's not a good deal. Not even close, how can anyone make profit? Hope this helped. -Good Luck

@Brandon S. Lewis Yes, I just cancelled my membership from JMA. Not taking anything away from the dude or saying he is a fraud by any means but the things he teaches were things that I already knew because my education did not start there. Also the lessons I got from his academy were things that I found on youtube as well, FOR FREE! I have found this site much more helpful than Jay Morrison's academy so I chose to cancel my subscription and learn from here as well as experience. Trust me he is not going to tell you anything that you can't research on your own. My recommendation is that you put that $97 a month towards marketing or buying property or whatever your RE niche is!

@Account Closed Sure! A lot of investors have other occupations such as full-time jobs, kids, etc. That can actually be a great thing if its done properly you can be a great part-time investor, especially if you focus on rental properties and passive income. Earned income actually takes up more time but when you start to figure things out you can get more done with less steps as with everything else!

@Joseph Theriault  The Google voice number is a great tool to use! I recommend you get one especially for bandit signs. Look it up and you will not be sorry!

@Haitham Abbasi Thanks for posting this I had the same question. I currently have CL ads for my area as well but @Jonathan Quintanilla Where can I get yellow letters and Postcards because that is my next idea, also bandit signs? Any good suggestions?

@Account Closed Educate yourself as much as possible, even the best investors still learn everyday. Figure out what you want to do and talk to a legal expert to figure out the next few steps. Build relationship's with RE attorney's, Agents, and CPA's as well as other investors who can tell you more about what you want to do specifically. - Hope this helps!

@Cass R. Smith My fear is/was not being able to get properties under contract and even if I did, not being able to find a buyer for them.

@Ross K. I've got the same thing in mind as I drive around and see FSBO signs all over in different areas. What I plan to do is just call them and see what their expectations are and what they want/need to see how motivated they are and just go from there to see what kind of profit margins are there. Some people in this position will want top dollar for their houses which will obviously not be a good deal for wholesaling or retailing but you never know the possibilities until you talk to them first!
