@David Frandsen  First off, I used to have a friend when I was little named Karen Frandsen, in Irvington, CA, any relation? 

On San Diego, we lived in Orange County, and San Diego market is very similar. We built spec new construction. SFR and one duplex. Breaking into that market is tough, but well worth it if you can do it. STR are great if you find areas that allow them.

@John Teachout Seriously? You think people because they're over the age of 55 are incapable of improving credit scores and qualifying for a mortgage? You have no idea what their situation is, whether they had an emergency, or something that caused a ding on their credit and for her to write them off would be a mistake. 

@Gwendolen Rowe Real estate agents can't give legal advice, but lawyers can give real estate advice. Every state has different laws governing real estate. Some require lawyers to be involved, others not. Some places you can have the title company draw up all the paperwork including owner carryback notes, others require licensed mortgage brokers. Find out what your state requires. 

As for values, if no other units are for sale it may be people just like living there and stay. The fact they like it so much means it may be an easily marketable property. However; depending on the area a one bedroom unit may be harder to sell as it offers less flexibility for guests, etc., but then again, because they are harder to find and there are those that can only afford one bedroom it may bring a good price per sq ft.  

Unless you're doing the owner carry, you probably should wait until you get a little closer to sale to iron out the details and see what the market is doing.

If you wanted a more rustic look, you could wrap the posts with cedar.

I like those colors on the houses @John Collins posted. A softer white with a soft gray/taupe trim would work with your roof color, etc.  However; I would paint the wood the same color as the brick as shown in the photo I posted. You don't want to have that and the garage be THE thing people look at. There's nothing architectural appealing about it that you want to accent it.

@Jeremy Gengenbach the brick isn't the problem, the red is. Too many people paint their garage doors the same accent color as trim. "Accent" means it's a feature you want to accent. A garage door is not an accent, and in MOST cases should be the same color as the body of the house, unless of course it's an actual wood door, faux wood, glass panels, etc.

Accent what you'd like to stand out. The front door, any shutters, trim, etc. Your home looks Spanish style. Do a search on Houzz or someplace and get ideas on color schemes. Maybe a warm mid tone brown color or medium gray color. You can trim out around windows in accent or leave the same color. Also do a google search for painted brick homes etc.

It seems the majority of STR in the states are in the south and eastern states, and so cal. Do any of you invest in Northern CA, Oregon, Washington?

@Justin Kerstetter there are investors in Redding. We have a meetup on the 13th, see Events, or search Redding Shasta County, and set up keyword alerts.

Our market is EXTREMELY tight right now due to people losing a few thousand homes in both the Carr and Camp fires. In addition a local ministry school, which is doing a 96 million dollar expansion has a few thousand students an no dorms. We only have around 700 homes on MLS and that's ALL areas.

As a Realtor I can tell you it takes connections and hard work to navigate this market and find deals, but we find them. However; it's necessary to have realistic expectations for our market. None of the BP formulas are going to work here.

We have a lot of different things going on around here, so come to the meetup and hear about them.
