@Nat Chan Forgot to ask,

How big of an area was tiled?

What did he charge?

How much was tile?

Did you get bids from other contractors?

Is he licensed? If not, he's not a "contractor", and shouldn't be referred to as such.

@Nat Chan Were the tiles you wanted installed actually delivered? In CA any work done over $500 requires a licensed contractor, not sure what it is in Florida.

I had a job in so cal once where porch was being tiled. I went to check layout and realized how contractor laid out tile left to right would put grout line on edge of metal strip from the house and I could imagine that cracking in the future, I made him take all of it up an redo it correctly. A contractor should have thought about that.

However; it was an expensive house and he was getting paid good money.

You can still check your jobs. We have smart phones with cameras and video, use them.

@Kimberly Kesterke change it. If she asked you to change it and tells you she can't reach, then you refuse, when the chair with books stacked on it so she can reach it falls over and she hits her head, guess who's getting sued? Same thing with providing ladder, then the liability is yours. Change the light bulb.

@Ben I. Here in CA you have the inspection period for all inspections and if anything shows up you don't like, you can cancel, OR ask for repairs. If they refuse to do repairs, then you can cancel.

It seems as though you were within your bounds, and they couldn't perform. However; we don't have a copy of your contract and can only guess

Your broker needs to deal with this. They were the ones that should have made all requests, filled out contingency releases if necessary, etc. Email them.

I don't know your laws, or contracts. There's usually a clause for arbitration, and if so, hopefully you can do that. But talk to your broker first, then attorney if he can't handle it.

@Bob Romano you can't control what people put in the washer, therefore; buy a home warranty, or prepare for purchasing a new washer.

@Michael Woods You're actually allowed to build an ADU, AND could convert the garage to a jr ADU if a bathroom to the main house is accessible for use. (double check your county, but I think it's a state regulation) Therefore; you could do the jr unit, create income, then build free standing.

I have no idea how a converted garage to either an ADU or jr ADU will affect values or future financing. That's something politicians didn't consider.

@Rosalynn Enfield unless they know what you're looking for, they can't find it. Is what you're looking for possible in your market? If so, they'll be happy yo help you find it. At the same time, agents work to earn commissions, it's not a game, so don't waste their time chasing rainbows.

@Steve K. I did an open house one time. Someone coming through asked me a question about the garage, and I didn't have an answer. The phone rang, it was the sellers answering the question. They said they'd installed cameras to spy on their teenage kids! I went and sat outside for the rest of the time there. Creepy. Had I known beforehand, it would have been ok. I told them it was illegal to revord without disclosing.
