I have been investigating the possibility of buying a rental property out of state.
If you are an investor who has bought out of state, what informed your decision?
Jobs? Economy? Population? Cheap deals? Unsaturated markets? Inventory?

I have used the Shur-Line edger quite a few times. If you load even slightly too much paint on it, or put the wrong amount of pressure on it, it will run out and make a sloppy edge. You should practice with it first to get a feel for it. Even then keep a rag handy.
Personally I prefer tape......the green Frog Tape is way better than blue tape, albeit more expensive and produces better results.

I did the last room I painted like that and it came out great....you just have to be focused.

Buying foreclosures seems like a lot of time consuming work.
IMO it is easier to buy from a wholesaler (if you have cash) or buy via Homepath or HUD.

Any investors in the DFW area who buy/hold mobile/manufactured homes?

So if I were interested in a property from a wholesaler, would I be using conventional financing? Are most wholesalers looking for cash?
I would imagine that if it were conventional financing I would need more than just pre-approval, correct? i.e.: have the money in the bank?
Would a conventional financier loan money on a property from a wholesaler?
