@Adrian Mills welcome to BP and to your real estate investing journey! Take some time to learn, but make sure not to make the same mistake I did and over educate yourself. You will learn plenty along the way. What part of Maryland are you investing in?

@Ethan Kramer congratulations- that's great news. What avenue did you find most successful when posting your property for rent (Facebook, zillow, craigslist, etc)?

@Michael Perry I am in a current situation myself. deciding whether to keep my rental in my personal name or LLC. For this particular property I kept it in my personal name and will eventually deed it over to my LLC.

The process in Baltimore city can be rather expensive so be aware of the costs associated with it. And make sure your title company/ lender is fully aware of what you are doing.

@Chloe Louvouezo I was in your shoes not too long ago and setup an LLC in washington DC, then had to register as a foreign LLC in maryland. It has proven to be a headache here and there with some added expenses.

It's always good to reach out to a licensed attorney for your specific situation.

@Chrissa Carlson welcome! As others have mentioned above, there is a very strong community of investors here in Baltimore.

@Ned Carey mentioned the BWI meetup which is a great way to connect with local investors and trades.

Mark Owens also hosts a Friday lunch every week at Spirits West.

@Curt Luthye As several of the guys have mentioned above- there are a number of different factors that can determine the best place to live in Baltimore. Give us a few more selling factors for you (walkability, schools, work, etc). and we can point you in the right direction.

There are a number of RE groups- the best ones I have found are the Friday Lunch hosted by @markowens (you can find it via Facebook under Baltimore Investors Network) and the BWI Meetup hosted by Bill Aimes. 

Plenty of BRRRR friendly areas in Baltimore as well- get plugged in and you will have no problem growing your portfolio

Thanks for the input- We have been hit with a lot of rain this week so it is easy to identify the problem areas. Will make it a point to review the exterior again and secure that.

Do you currently have a french drain/ sump pump in your basement?

Post: Leaking Basement of early 1900s row home

We are finishing up a rehab on an early 1900s row home, but still having issues with water in the basement.

Initially, there was some leaking in the front and rear of the basement- so we fixed all the downspouts, diverted any possible points for water. 

I talked with 3 different contractors to get bids and ideas for what to do with the basement to make sure we could stop the water. They all pretty much came up with the same idea- fix all the gutters, stop any water from the exterior from coming in & seal the basement walls.

We ended up coving all of the basement walls with concrete- but this clearly has not stopped any leaking issues. Water seems to be seeping through walls (all walls- not just front and rear). 

I've reached out to a few waterproofing companies to hear their advice- but I wanted to jump on here and see if anyone has gone through similar issues & how you have dealt with it.

I reached out to Revere Bank last week and they said they hit their lending limit for refinance loans for new account holders or those with <20 properties
