I second what @Remington Lyman said. Indy and Columbus are very similar markets. Columbus is a bit more mature than Indy I would say. Indy & Columbus are both the fastest growing cities in the Midwest and have great jobs markets. I like Indy esp if you have interest in STR as the climate here is very friendly. Indy has a lot to offer. I personally focus on B- to C+ areas that are developing rapidly but where cash flows are still feasible (although that's hard now due to rates).

@Matt Speer I agree completely that communication and peace of mind are a HUGE part of it. Main thing I'm curious about is, I think rents / property itself decide if it's vacant or getting leased, NOT management. Thoughts?

Besides rental price and advising the owner to do more work / clean up on the property, what levers for marketing does a good PM company employ @Matt Speer?

Are you saying $1200 after all expenses cash flow in Anderson? That's really strong. But in 15 years it won't have appreciated NEARLY as much as an Indy property would have (rent appreciation included). As I'm sure you know. Just look at the population and economic forecasts for Indy proper versus Anderson.

As a hard money lender, I really like FundMyFlip. I have a contact there. Otherwise I generally prefer private cash over hard money due to more lax terms. Obviously that's not always accessible.
