You will find a TON of resources here on BP..its easy to be overwhelmed by it all, but that's a good thing I guess.

I used Real Estate Express for my teachings.
They do ask the same questions over and over again on the practice exams. Sounds like I should just study those practice exams?

So I literally have just completed the online coursework portion to become a broker in Washington State.....now the fun part- the broker exam.
Here is my question-
Do you have any helpful tips or advice on how I go by studying for this beast of a test? I have no idea where to start!
If you don't have any tips a go get 'em tiger will do as well.

If you are wanting to be a wholesaler/flipper you could get all of your education by going to an actual real estate class at a local community college like @Randy E.mentioned and asking lots of questions from those who have done what you are wanting to do here on BP.
Do you have anyone in your circle of friends/family that are a landlord or maybe a broker? Everyone know someone in real estate, or someone you know knows someone in real estate.

I have briefly pondered this issue as well.
Yes, your eyes will instantly be fixated on the BMW, and yes it is very important to make a good first impression. However, once each one of those REI steps out of the vehicle, all they have is their personality, knowledge and skill. At that point the most likeable person wins.
