The legalities of your situation are nothing to play around with. I'm not a lawyer by any means but you need to understand how purchase agreements work inside and out. You do not want any oversights to come back and bite you.
As others have said in this thread you are not alone. Don't forget you are a BIGGER POCKETS member and everyone here has your back and we want you to succeed.
I am sure that you can find a good mentor in your area that would be willing to teach you the ropes as long as you can make sure it is a mutually beneficial relationship.
For the deals you are asking about in your post try finding another wholesaler or rehab specialist in your area that you may be able to partner up with.
50% of something is better than 100% of nothing.

Wow, @Anthony Shakir I wish I had the gonads to step into this game when I was 18..*sigh*..anyways..
First off, if I were you I would get a JOB, Sounds like you really need to save money. Get a job in an area of RE that interests you so you can gain on the job experience. Its great to have big goals but also be realistic about your situation. You are still young so I don't think a loan is an option at this point (how will you pay a loan back without a JOB?).
Keep applying for JOBS, eventually you will get hired.
And lastly, when it comes to building your RE *business* the property or the real estate is incidental, don't leverage deals with loans, leverage them with your training or your skills.

Browse the "Learn" tab at the top of this page and get lost in all of the knowledge that is there.
I am a strong advocate of finding a mentor that can guide you through this minefield.
You also want to be sure to have a business plan in place before you make a major move...to many people skip this step and end up worse than they did before they started.
You have a good foundation by being an expert in the mortgage industry.
Also, everyone here is very helpful in answering any questions you may have.

This thread speaks volumes to me...
I gave myself the title of RE investor last September, not knowing what I should do next after self crowning myself.
I stumbled on the idea and plan of how I would get my WA broker's license and be a rehabber that would sell my own properties, thus keeping all commissions in house.
I studied for my license on line and got up to the very last exam before paaing the entire course when I met my now business partner and mentor.
I do not look at my attempt at getting my license an ill- fated move at all- it actually "schooled" me in the ins and outs of basic RE knowledge.
Overall, I think that reaching out to a mentor will solidify your business foundation-
In other words, don't build your house of cards on a crooked table like so many other have.

Until your pain outweighs your pleasure you will never have the motivation to move out of your comfort zone.
Remember that it is not a race, we each get there at different points in our lives, just makes sure that when your time does come you are ready. By ready I mean SAVINGS in your account.
Hey @Cameron Brulotte welcome to BP!
Before you even begin to look for potential "deals" make sure that you get your skill set up to par, if you are in this to build a business marketing and sales experience will take you far (did not mean to rhyme there).
In my opinion, you want to use your skills as leverage for any deal that you do, NOT loans or money.
At the top of this page there are a TON of resources at your fingertips, the podcasts are great just to give you an example.
Best of all BP is a great community that is able to answer any questions you may have.
