Can an individual (such a myself) by a home using HELOC, or can an individual use part/all of HELOC proceeds for down payment?

Hi 

Newbie here. Looking to get into self storage. I am looking to see if anyone out there has suggestions/ideas on how to connect and build connections with local Sacramento folks in the self-storage space. I think I will mostly likely end up investing out of state, but I am enough of a newbie that I don't even yet know what I don't know.

I am (of course) glad to buy lunch, pay it forward, and do whatever else creative I can think of to make it a time of immense value for folks.

I have done it, but it was back in 2006 so I think it is much harder these days. I would not say never do it, but I would suggest def do a through spread sheet analysis prior.
