 I feel there are some additional variables needed.  Where is the property located, what is the occupancy, what is the general condition of the property, what kind of maintenance exposure. Have you seen P&L?  What is the general market growth in the area?  What is the interest rate? 

Even with answers to those questions I don't think being in the red for 5 years is ever a good idea. One bad repair, one bad tenant requiring costly eviction, etc, can break you unless of course you have that much in reserve. Either way seems to me there are plenty of other investment opportunities that won't be as volatile.
