Ok lets get serious, you have $25-30K to spend on a property. You  were from Cleveland (yes I read your profile) so you have an idea what the area is like. You were also a Realtor, is you license still valid (hit me up privately, lets chat about this) so you probably already know some of the suburbs and the average price points.

Now do you have a team in place that will look out for your best interest over theirs while you are in NV? IF NO, then you Buy and Hold. Plus the $25K I'm assuming is just the downpayment, do you have access to additional funds for the cost of the rehab? IF NO, then you buy and hold. 


Looks to me like all roads currently point to Buy and Hold.

 Clearly my opinion is bias but I have spoken with many investors from NY and CA (to name only a few) who focus on CLE. :-)

Welcome @Grant Sevek.  Nice to have a fellow Ohioan on BP! 

Don't completely give up on the Cleveland market, UH is definitely a more costly suburb, especially the RE taxes. But there are plenty of great deals out there.

Post: RE Company offers 1 year deal! Is this too good to be true?

 Sounds like a good deal to me!  As everyone has said, you're not technically employed by the brokerage so if you make money, they make money.  Again,  as mentioned, make sure you negotiate a good commission split and training/guidance from your broker or a manager.  I don't know what is standard in your market but I would say 50-75% is common in Ohio.

My classes were almost $1,500 (with a 3rd party school, not brokerage) PLUS exam fees.  I believe there is one local brokerage who offers classes as well but for around the same cost, maybe a tad less.  Most brokerages, to the best of my knowledge, do not reimburse cost of classes.  But again, every market is different.

To me it sounds like a win-win. I say go for it!
