Wow!! I was following along with this post until about the 6th page because things started to get pretty repetitive. I'm surprised how things turned out because it did seem like she was willing to support you, but obviously that wasn't the case. I'm glad things didn't work out before you were much further along in your real estate endeavors. It is very important to have your spouse supporting you. I recently got married this year and we are both into real estate investing, we just have different views but we are working them out and trying to figure out how we can work together. I truly wish you the best and I hope you find a good partner relationship wise who you can make an awesome team with! I'm interested in seeing how your success you seem very driven. St Louis is also one of the markets I am currently looking in for SFR. I'm trying to be very cautious to make sure we get a good deal in a decent area.
Thanks for the very informative thread! I’m going to definitely read Rich Dad Poor Dad.

@Ryan Stahr Right! I understand that part. Is it better to deal with the banks in your local town where you live at or local to the area you’re trying to invest in?
Maybe it doesn’t matter which one. Sorry, I’m still new to all of this.

For example, i just got a loan that you may consider "10% down" but it actually was a 89% Loan-to-value. The reason they gave me that high of an LTV was because the product is only a 5 year fixed interest rate period with a 20 year amortization period. But also because It isn't a typical 30 year fixed consumer mortgage loan, I have very very low closing costs.
TL;DR if you want to sound like you know what you're doing, call around and ask about residential investment loan products and listen carefully. Maybe ask if they will send you some product term sheets and read them carefully. Some may only require 20% equity, which is what you are after.
When you say call local banks do you mean banks in the area you are investing or banks in the area you currently live in? I’m having a hard time finding lending for non owner occupy SFRs in Detroit.
