@Amanda Sutherlin  Congratulations!

2% deals are hard to get anywhere that isn't a war zone or rust belt.

I read an article on a financial website a few months ago about this, and filed it away as something that I might be able to use in the future. Yesterday I was talking on the phone with someone from this site who knows a lot about financial planning and it came up in our conversation (I was looking to confirm it). He was not aware of it. That surprised me. So I contacted several people I know who are knowledgeable. So far 3 of the 4 who answered said they were not aware of it. One confirmed it but has no IRS references yet. I have found a few things that say some others consider it fact, but still no hard references in IRS pubs. Guess I might have to contact them directly and ask for references because this could matter for me next year. I suggest that unless someone posts hard references here that you personally confirm this, which I know I will do.

Probably everyone who uses a 401k knows the limits on elective deferrals as it applies to their age group. Most probably know the overall limit of $52,000 total contributions. But did you know that that second limit is a PER PLAN limit, not per person like the elective deferral limit? So if you work a day job, and contribute to a 401k plan, you can potentially have up to $104,000 including profit sharing contributions if you also have a solo 401k plan. I did see references to requirements concerning different employers. For example you can't have plans under two companies you own.

Follow the law, to the letter of it ... the feces is also their property, right? Place it in with their possessions? Well, maybe that would get you in trouble too, but it is a thought,

@Tim Czarkowski Two comments.

First is that he, and/or the buyer would get a bill for repairs if they did any damage to one of my properties. And I would make sure it was the most expensive workman I know.

Second, the list generated by the inspector is not a to do list. It is a list of items that he finds in less than optimal condition. Repairs to be accomplished are then negotiable based on how important they are. I just had that conversation last week with the buyers agent on my personal residence. I told them that their list of trivial bs was not required for the mortgage by the appraiser, and that I had given them all the discount I was giving them. It just depends on how willing you are to do the petty stuff, and how likely you think they are to walk.

@Joshua Dorkin  I just hit it on my laptop. I didn't hear it because I keep the sound off, but I saw it and noticed it does say Viewster. Using Firefox, whatever the newest version is now. On that one I do have Flash enabled, so it looks like that is the difference on mine. It ran a whole series of ads back to back.

I use FireFox with fairly aggressive security settings, so far I have not had it. I do get a disabled Flash logo so that may be what it is. I block flash unless I specifically enable it because other sites do this on purpose and don't care.

Thanks @Joshua Dorkin

Then I would say that Brevard County could be a good area for you.

I invest there, but live in MD. There is an active group in that area.

 @Priscilla Z.  @Account Closed @Michael Smith @Scott Schuetz @Bob R.  are all local to that area and might be able to help.

Yeah, I grew up in one of those a few miles from Audubon. Built in the 1860's, at the time we moved in it had a coal furnace, 60A fuse electrical panel with knob and tube wiring, one bathroom and a functional outhouse, lol. But hey the slate roof was original and lasted until a later owner burned it down a few years ago.
