Hello and welcome to our forum!

I moved to Lansing when I was 5 and went to Bingham elementary until the 4th grade, then we moved to Chicago.

I have lots of happy memories about Lansing!

As for Real Estate investing, you're right to not necessariy waste money on courses and such, but as noobdog1 says be sure, sure, sure you know what you're doing when you play in this space.

Banks and courts assume you know what you're doing and they are not training ground.

Read as much here as you can and work you way up to the big deals and you'll be safe.

First let me say Welcome! We're glad you're here.

Now for some of your questions...

You are right to be cautious about buying more than
you can afford. This is especially true if you are going
to flip. You have to pay the payment for each month
that you own it and are waiting to either fix it or sell
it. That carry has to come out of your pocket. So your
caution is good and has set you in good stead so far.

Second, Stick with what you know. You haven't done
enough flips to say you're an expert at them. And to
my mind, there is a big leap between what you've done
so far and the commercial building.

Think of it this way. There are always people looking
to rent a place to live. There are not always businesses
looking to rent. That is a fact.

You found those other properties. You can find more.
Look for them. Tell yourself you can find them and then
keep your eyes peeled.
