JJ - I think your starting to grasp it. However you CAN find deals through MLS if they are motivated sellers. You could call 50 agents and see if they have any properties with motivated sellers. Motivated sellers are usually more interested in selling quick than getting a good price so these properties can often be picked up for only what the homeowner owes left on their mortgage if your able to help them close quickly. Some people don't care how much equity they are giving away but rather want their debt cleared (AKA mortgage paid off).

Guys

Joe is 100% correct here in terms of a buy and hold rental which is what this thread is about. Return On Investment means exactly how it sounds "How much of your investment will you return each year.

If you invest $100,000 and get back ; "or return" ; 10% of that in cash flow in year 1; You still have your original $100,000 in the property + 10% or $10,000 in your pocket and this have a 10% return on your investment.

My feedback is going to mirror the masses here.

Always pick a color scheme that will apeal to the most people. You need to go neutral. Sherwin Williams Latte is what I use inside on all my rentals. Everyone loves it (I've never had a negative comment about it) . As your business grows you want to "simplify" processes. Knowing I don't have to pick out a color pallets each time is a huge stress relief off my plate when I'm busy. The last thing you want to do is put in code one tenant loves that the next will not causing you to have to re paint when they move out

I go with a brownish for the outsides (can't think of the name off the too of my head)

Trust Me : do these paint colors become full and boring to me ? (of Course!) -- But the decisions ai make are ones in the best interest or my business ; never decisions of personal taste. I realize the masses love our paint and until that changes I'll be staring at it

I think "We Buy Houses" is more appropriate.

If you and your investors are acting as a team / as partners ; then the title fits.

Step 1 - You find the property (your investor could not purchase without you)

Step 2 - Your investor closes on it (you wouldn't be willing to find the property w/o an investor purchasing)

Update :

My business partner just text me that she just rented out the property at a VERY strong price to a tenant making 10k/month !

We agreed to put in new laminate upstairs 

The Sex Offender disappeared and we had to settle on the above  ;)
