This sounds like an excellent deal with me.  Considering you gave conservative numbers for gross rent, the property is worth $915k at an 8% cap.  You are leaving a lot of room for any "newbie" errors...

My vote is mult-family. Use a FHA to get in the home virtually for free (~3.5% down), and then use the other properties to "hack your house" and live for free! It doesn't get much better than that. Additionally, if you have problems with vacancies, the risk is lower because worse case scenario you are paying yourself to live in your home (e.g., mortgage paymet) vs. some else (e.g., rent). I personally can't stand Condos!  Simply too much uncertainity for my taste.  I agree with @David T. , I'd take warzones all day over condos and their fees...

I have two 4-plexes that are all 1/1s.  They are in high demand here in St. Louis.  They are recent purchases, so they have not been seasoned, but my fingers are crossed!
