@Wayne Brooks I do have a buyer that will put EMD and we will do a double closing. I was just wondering is there a specific contract for short sales, but I guess not.

I was planning on putting in an offer on a Short Sale property as a wholesaler. I have Buyers very interested. The banks DO NOT require an EMD, yet the Realtor is asking for earnest money. Why is this? I am trying to understand.

I am working on my numbers for a Short Sale. The Real Estate Agent has given me comps for 4bedrooms, yet the property of interest is 3bedrooms. He says these are all the properties sold in the last 3-6months in that area. Is there any way I can deduct for the extra bedroom for the ARV
