Post: Help me understand "Subject to" Existing Mortgage

I probably won't ask this question where it's understandable, because I am confused about what I was reading. Wholesaler finds Motivated seller that has an existing mortgage of 61k. Wholesaler tells seller that he will give him 3k cash at closing, and negotiated leaving the existing loan in place for 1 yr..... Could someone please explain what leaving the existing loan in place actually means and who does it benefit? How does it work?

@Michael G- Where exactly in the file do you look to see if there is real estate? I visited the Baltimore City Register of Wills today and looked at a few probates, but didn't see any real estate passed or didn't know exactly what or where to look.

I went to courthouse in Baltimore, Maryland. I researched a few probate files, but didn't see any real estate listed on the inventory. I'm not sure if I missed something or I just didn't know what to look for.

I went to the Register of Wills at the court house today. It was all new to me, but I learned a few things like RE stand for Regular Estate which me assets over and SE stands for Small Estate which me assets under 50k. I looked through the Receipts, Inventory, PR's, etc and still did not find if the deceased had Real Estate Property. Maybe I just didn't know what to look for. Help!

I have had several yellow letters returned to me from the post office stating VACANT, UTF or says Nothing. What should my next move be? Is there some other way of reaching the owner? Could I find out if the owner is deceased and maybe there is an executor? Do I just forget and move on?

Do you think it's better to pay for a lead list opposed to going out scouting properties on my own? I have sent out yellow letters. I have gotten a few calls, but not motivated sellers. I am at wits-end!!
