This all very interesting!! Yet confusing! #newbie
Hello BP!! Can anyone tell me how to go about learning more about Probate leads and Code violation leads. Am I to go to a local courthouse and if so who do I ask direction when i get there. Also what's a good way to INTERNET MARKET?
Why are you afraid to talk to the potential sellers? Are you a newbie?

Thanks @ Troy Sheets- The seller actually backed out because he didn't want to go through the process of transferring "probate" deed. The entire process was a learning lesson for me and I will keep moving forward. Today I am a lil frustrated, but it won't stop me from pushing forward and reaching my goal.

I hope you all are not tired of answering my questions. lol! I came in contact with a Real Estate Agent that is willing to send me listed properties to present to my Investors. How are the contracts to be done? I would normally have Seller sign contract, then assign to an Investor. With this situation the Realtor represents the Seller. Do I do a contract with Realtor? Who shows the property to Investor, me or Realtor? How do I assure my safety, so to speak?

Do we have to search for comps and ARV for a vacant property in not so good neighborhoods? Recently a Seasoned Wholesaler tld me there was no point in finding ARV and comps for bad areas. Is this true?
