@Kris Wong Does this include going though a portfolio lender? I ask because I am trying to learn and understand more about this strategy also and I have heard that is another way to go.

@Jerryll Noorden I am hoping to get people motivated to sell their homes to call me. I figured people that have been discharged from bankruptcy would be really motivated (or should be) because the next step will be foreclosure. I would like to help them avoid foreclosure and save their credit. Who knows, maybe even put some cash in their pocket to help them start over and move on.
I just figure that people that are discharged from bankruptcy have a better chance of being motivated than others.

Hello, I am an investor located in Austin, Texas and I am searching for assistance with marketing to people that are in bankruptcy or recently have been discharged from bankruptcy. I would like to send them postcards but I have been unable to find any examples of the type of wording to use for such marketing practices. Does anyone have any suggestions or examples they would like to share with me?

Don't you run into the problem though of banks cutting you off after a certain number of houses? Isn't ten houses the most they will allow if they even allow you to get that far? What do you do if they wont't allow you to get to ten or you want more than ten properties?

You may also be able to find a owner finance deal that will work for you while you work on your credit. If you do, have the report your payment history to the credit companies. Also make sure you have someone with a lot of experience help you and triple check everything including your numbers.

I would love to get into Multi Family of 30 Units of more but I am still learning about it but I really want to get into it.
