Hi All,
I saw a property, it's "state class code" is A1. So based on my understanding, this is for single family. But I saw there's 7 building on the property in hcad. Does this mean 6 of them are unpermitted?
I tried to search about the zoning regulation but didn't get it. Is there any official document about this?
Thanks a lot!

Thanks, @Shahriar Khan. I wanted to file the protest online first, but cannot get ifile number given the ownership information is not updated on county website yet..
Maybe I need to call the appraisal district to get the ifile number..

Hi All,
Just purchased some single family. However, the appraised value from appraisal district is higher than purchase price. Want to protest the property tax, but didn't get the notice with ifile number. I believe the notice was sent to the seller.
Is there anything I can do to protest the property tax?
Thanks a lot!

Hi All,
How much does it cost to inspect a 4 plex? I quoted several. Some of them are asking about 1500, they basically take the price of 4 single family home. Is this common for multi family inspection?
Do you have any recommendation for multi family inspectors?
Thanks a lot!

Thanks a lot! @Steve Vaughan
If you put all the lease under your mgt entity, do you have your insurance also cover your mgt entity or just cover the entity holding the property?

Thanks for the reply, Nick. The property management company collects rent, so I don't need to notify the tenant given nothing will change for them?
Lender and insurance company knows that this is a rental property and the insurance is a rental policy.
Given the lease run with the land, as long as my insurance protect myself, it is OK?
Thanks a lot!

Hi All,
Recently I'm refinancing a property from my LLC to my own name. There's a tenant in the property. What should I do about this?
Basically, I'm using the same property management company for the property before and after refinancing. My property manager told me that I cannot change the lease when the lease is still in effect. But lender requires my home owner insurance to be under my own name instead of LLC. If I don't change the lease(still with llc's name on it), will my home owner insurance still protect me from liability?
In addition, do I need to notify the tenant about the ownership change? Since for them, nothing is changed, they still stay in the property and send the rent to the same place.
Thanks a lot!
