I wouldn't suggest it as your first property. The crime and violence there is bad, but it's also a block by block kind of area. You would have to know the area or partner with someone who does for this kind of deal. As far as staying out of the entire south side, I know plenty of investors that are starting to invest on the south side because the north side is so competitive. I would just say the further south you go, the worse the neighborhoods get IMO. Best of luck to you, some people here have given you some good info.

I read a forum post yesterday that was similar to your situation. The investor had a few properties with great tenants, and she was worried about raising rents. A great number of people agreed that giving them the options like you have above is the way to go or just a slight increase of 2-3% a year. Hopefully this helps.

Congrats @Ramon Cuevas! $16k is awesome. With the time put into wholesaling: marketing, taking and returning calls and emails, going out to see properties, negotiating, etc. the amount you make is on the HUD and since investors don't want to do all of that work themselves you can charge what you want. I give my buyers a copy of the original contract as well as our assignment contract so they can see what I'm making and if they want to back out of it then I let them. Again, congrats!

I'm  not a lawyer and this isn't legal advice, but here's my 2 cents. I've never been in that situation, but as long as it's in the contract and your buyer understands, I don't see the problem. Just do everything you can to help your seller find a new place to live. Good luck!

There's no right or wrong answer. In some markets direct mail may work better than others and vice versa with driving for dollars. I'd get a targeted list and mail them AND drive for dollars. If you have little marketing money, your hustle will have to make up for it.
