We do operate in small & large MF. We sold 5 duplexes just today, and have many other 2-4 units available. We also have larger MF as well (just did a 37 unit in KC). Let me know if you have questions on these.

You did not specify you were not looking to go conventional. If you are looking for non-conventional lenders that lend below $50k we also have many of those available (FofA, Legacy, Aloha, etc.). The caveat is when you are trying to do non-recourse for a SDIRA. Most lenders min loan amount in that setting is $70k. As stated previously you are more than welcome to message me if you would like some more lender recommendations.

@Jag C. All of our lenders offer <$100k loans. The tricky part is finding lenders that offer <$50k loans, which we also have in our network. Feel free to reach out if you'd like me to send over a list for you to see. I don't think I can post their contact information on here, but some of them are Highlands, Nations Lending, Stifel, SNMC, Ridge, Chemical, etc.

Welcome. Lots of excellent information available to you through the BP forms. I think your initial criteria is very realistic to achieve so it all comes down to choosing a market & local team that you fell comfortable & confident with. Best piece of advice I can give you is to simply take action to get into that first rental once you do identify something that fits your goals. Once you purchase that first rental property that is where the true education begins. Feel free to reach out with any questions at any point in time.
